Background
Your firm has been engaged by a foreign consortium based in the Middle East which is interested in establishing a luxury care home in the United Kingdom, preferably in the London area, for high worth individuals requiring residential care.
The consortium was impressed by your plan and put it into effect. This has resulted in a proposal that they are considering acquiring a property that would be able to accommodate 30 people. The aim is to offer a ‘five star’ service with high staffing levels and hotel-style catering. Your research reveals that a net profit of between £500-£600 can be gained per resident per week. The lower figure would be available if more qualified and expensive staff were used. The research indicates that there is likely to be approximately 85% occupancy levels but with a 10% chance this could go as high as 95% and a similar chance that it could be as low as 70%.
The consortium has identified a property with a value of £20 million that it is prepared to invest in. This is a good quality property which is suitable for the purpose. They also believe that given increases in property value this represents a sound investment in its own right. They have been advised by builders that an additional £5 million would be needed to develop the property to make it fit for purpose
